Does homeowners insurance pay for roof repairs?
Often, when the damage is sudden: wind that tears off shingles, hail, or a tree limb that comes through the roof. Usually not when a roof has simply worn out over the years.
Homeowners policies are written to cover accidents, not aging. A roof that leaks because its shingles are at the end of their life counts as upkeep in an insurer’s eyes.
Two things shrink a payout. The deductible is taken off first, so a small repair may never reach it. And many policies pay only the depreciated value of an older roof at first, with the balance released after the work is finished. Your policy says which kind you have.
Only the insurer decides. What we add is a clear record: photos taken on the roof and a written scope an adjuster can check. Whether to file is up to you.
Have the damage looked at before you file. Book a visit and you will get the photos and the scope to send with your claim.
