Before You Call a Roofer
You are worried someone will tell you the whole roof has to go.
Most leaking roofs need one failed detail fixed. You see the photos of what failed before any price. The written price follows within 24 to 48 hours. When it is close, you get repair and replacement prices side by side. How we decide between the two.
You want to know they will actually show up when they said.
You get a text with the date, time and address when the visit is booked. We answer 7:00 AM to 7:00 PM every day; after-hours messages get a reply the next morning.
You do not want the price to grow once the old roof is off.
The unknown is the decking. Get the per-sheet price for bad decking in writing before work starts, so there is no surprise. What moves a replacement price.
You are picturing nails in the driveway and shingles in the flower beds.
Ask any roofer, us included, to put the cleanup in the estimate: where the old material goes and how the yard is left each day.
What Your Roof Goes Through Each Year Around DC
December to February. Nor'easters peak in December and January. Wind-driven rain finds weak flashing and ice at the eaves pushes water under shingles. Stop the leak now; plan any replacement for spring.
March to June. Wind and hail pick up from March through June, lifting shingles and bending flashing. Photograph the damage before you call the insurer. See storm damage roof repair.
July to October. Hurricane season peaks around September 10. Storm remnants drop inches of rain that find tired flat-roof seams and chimney gaps.
September to November. Best weather of the year for a replacement. The first freeze in Washington averages around November 12, so get the inspection done and the work booked before then.
