Need Roof Repair in Washington, DC?

Water on a ceiling, a flat roof that ponds, or shingles gone off a front slope? Most of the District is rowhouse, and a rowhouse roof leaks differently to a house in the suburbs. We get up there, find where the water is actually getting in and tell you what the repair takes, in writing.

What Roofing Work in Washington Actually Involves

The Stain Is Rarely Under The Leak

A DC rowhouse roof is flat or nearly flat, with a parapet on the street side and a party wall shared with the neighbor on each side. Water that gets through a seam or a failed coping runs along the deck before it drops, so the stain in the back bedroom often traces to a detail near the front. On a shared roof it can even come from next door. That is why the roof gets walked and photographed rather than patched above the stain.

Permits And Historic Review

Building permits in the District come from the Department of Buildings, which took over that work from DCRA in 2022. If the house sits in a historic district such as Capitol Hill, the Historic Preservation Office reviews work that can be seen from the street. A flat roof behind a parapet usually cannot. A front mansard, a turret or a visible slope can. We ask that question before the estimate is written, not after the shingles are ordered.

Washington Roofing Questions

Why is my rowhouse ceiling leaking nowhere near the roof damage?

⌄
Because the roof is flat and the water travels. It runs along the deck from a seam, a drain or the parapet coping before it finds a place to drop. We trace it back from the roof, and on a shared roof we check whether it is coming across the party wall.

Do you need a permit to repair a roof in DC?

⌄
A repair often does not, a replacement usually does, and the Department of Buildings is the office either way. In a historic district the Historic Preservation Office reviews anything visible from the street. We tell you which applies before the date is set.

Which parts of Washington do you cover?

⌄
All four quadrants. Capitol Hill, Petworth, Columbia Heights, Brookland, Shaw, Trinidad, Deanwood, Anacostia, Congress Heights, Hillcrest and the neighborhoods around them.
