Flashing Repair

Most roofs that leak are not leaking through the field of the roof. They are leaking at a join: a chimney, a wall, a valley, a vent or a skylight, where two surfaces meet and the metal that bridges them has failed.

Chimney Flashing

The most common failure on older DMV housing stock. Counter-flashing pulled out of the mortar joint, or sealant doing a job that metal should be doing.

Step Flashing

Where the roof meets a wall or a dormer. Done wrong it is a single bent strip instead of a stepped set, and it leaks at every course.

Valley Flashing

Valleys carry more water than anything else on the roof. Rust, punctures and shingles cut too tight all show up here first.

Pipe Boots and Vents

Rubber boots perish and split in ten to fifteen years of sun. It is a small repair that prevents a ceiling.

Skylight Flashing

A skylight that leaks is usually a flashing kit problem rather than the unit itself.

Wall and Dormer Flashing

Siding meeting roof is a detail that gets skipped. Water gets behind the wall rather than into the attic, so it is found late.

You often cannot from the ground, which is why the roof gets walked and photographed. As a rule, a leak that shows up near a chimney, a wall, a valley or a vent is a flashing question before it is a shingle question.

How long should flashing last?

Metal flashing installed properly will usually outlive the shingles around it. Rubber pipe boots are the exception and commonly perish in ten to fifteen years of sun.

Is flashing repair covered by insurance?
