What happens if a roof leak is left untreated?
It grows, and so does the bill.
Inside the house, water works its way through the insulation, the drywall and the framing. Soaked insulation stops doing its job, and drywall that gets wet again and again sags and stains for good.
Up on the roof, the wood under the shingles stays damp and starts to rot. Once it is soft it will not hold a nail, so a fix that could have been one vent boot becomes new sheathing and new roofing over that whole area.
Caught early, a leak is usually the small repair. Put a bucket under it, photograph what is wet, and get the roof checked.
There can be an insurance cost too. Policies are written for sudden damage, and water that was left to seep in for months may be treated as neglect rather than an accident.
Book a visit before the next storm. Roofs that are leaking now are scheduled within 48 hours.
