What is considered a minor roof leak?

A minor leak is one failed part on a roof that is otherwise in good shape, found before the wood beneath it has softened.

Common examples: a vent boot cracked by sun, a handful of shingles lifted in a wind storm, caulk that has shrunk back from a wall. Little time on the roof and few materials.

Do not judge it by the stain. Water runs along rafters and across the top of insulation before it drips through, so a coin-sized mark on the ceiling can hide a much bigger wet area above it.

Minor leaks also have a short shelf life. Every rain adds water to the insulation and the wood, and left long enough a small fix turns into new decking.

The only way to know is to find the cause. We photograph it, so you can see whether it is the small job or something more.

If the stain is new, book a look now while it is most likely still the small repair.
