What is the 25% rule in roofing?
It is a rule found in some building codes and some insurance policies: when more than a quarter of a roof, or of one section of it, needs repair or replacement within a set period, the whole roof or section has to be redone to current code instead of patched.
Whether it applies to your roof depends on the building code your city or county has adopted and on the wording of your policy. It is not the same everywhere, and some places do not use it at all.
It comes up after storms. If wind or hail damaged a large share of a slope, the rule can be the difference between an insurer paying for a patch and paying for that whole section.
What we do is measure and photograph how much of each slope is damaged, so you and your adjuster are working from real figures. Your local permit office and your insurer decide whether the rule applies.
If a storm hit a big part of the roof, book a visit and get the damaged area measured and photographed before you talk to the insurer.
