What is the average cost to repair a roof leak?
We do not quote an average. Leak repairs are priced on what actually failed rather than the size of the house, and one number across all of them would mislead you.
Think of it in three sizes. Smallest: one part on a healthy roof, like a cracked vent boot or a few shingles lifted by wind. Middle: a detail rebuilt properly, such as chimney flashing reset into the brickwork or a valley relaid. Largest: a leak that ran long enough to rot the wood underneath, so sheathing comes out and the roofing over it is rebuilt.
Other things that move the number: how steep the roof is, how easy it is to reach, how many spots failed, how hard your shingle is to match, and whether the ceiling or insulation inside took on water.
To get your own figure, we find the leak, photograph it, and write the repair price down before anything starts.
Ask what any quote includes: the repair itself, matching shingles, any decking, and whether the inside damage is priced too. Two quotes for the same leak can cover very different work.
