Get a Commercial Roof Priority & Phasing Report
For owners, property managers and facility teams with a flat roof that leaks in three places, no record of when it was last worked on, and a capital budget that has to be justified before anything gets approved.
Turn a roof that leaks in three places into a phased plan your team can review, approve and budget against.
$750-$1,500 · Credited 100% toward the first awarded phase of $15,000+ within 45 days · Delivered in 3 to 5 business days after the walkthrough.
When this is the right document
The roof is patched in places nobody can account for, tenants are reporting leaks, and the choice is between another year of patching and a number you can put in a capital plan.
Property managers, owners and facility teams with offices, retail, light industrial, warehouse or multi-family buildings across the DMV.
How this differs from a free estimate
Our estimates are free and always will be. An estimate prices work when the scope is already clear. This document is for when it is not: several problems, several trades, and no agreed order to do them in. You are paying for the walkthrough, the photo documentation and a written plan you keep.
The full report fee is credited toward the first All Purpose Roofers awarded repair or replacement phase of $15,000 or more, awarded within 45 days of delivery.
What you get
The deliverable is the Commercial Roof Priority & Phasing Report. Delivered in 3 to 5 business days after the walkthrough.
- Walkthrough of the accessible roof areas, roof access points and the interior below any reported leak
- 30 to 75 labeled photos depending on the size of the roof
- A roof-area map keyed to the photographs, so a finding can be found again by somebody who was not there
- Membrane or covering type, apparent age, and the condition of seams, terminations, flashings, drains and penetrations
- Ponding and drainage observations at the accessible areas
- Written findings organised as Immediate, Near-Term, and Planned
- Recommended phases, the order to do them in, and what each phase buys you in service life
- Preliminary budget ranges by phase, for repair, for restoration and for replacement
- An executive summary written to be forwarded to ownership or facilities leadership without editing
