How much does a 1200 sq ft roof cost?
The floor plan does not set the price; the roof does. There is no published figure here, since two houses with 1,200 square feet of floor can need very different roofs.
Roofers measure in squares, and one square is 100 square feet of roof surface. A sloped roof over 1,200 square feet of living space covers more than that once the pitch and the overhangs are added, and a steep roof covers far more.
Bigger drivers than size: how many old layers come off, whether the wood decking is sound, how many chimneys, skylights, valleys and vents need new flashing, and how close a truck and dumpster can get. The shingle you choose matters less than any of those.
For your number, we measure, photograph the roof’s condition, and write up an itemised price that includes the per-sheet rate for any rotten decking.
When you compare quotes, make sure each one prices the same scope: how many layers come off, what underlayment goes down, which flashing is replaced, and the per-sheet decking rate. Otherwise the cheapest number is often just the shortest list.
