What happens if the deck is rotten?
It gets replaced, and you already know the price per sheet.
Soft or delaminated decking will not hold a nail, so nothing built on it stays put. Nobody can see it until the old roof is off.
That is why the per-sheet rate is in the written price before we start. If rot turns up, you are shown it and the count, and the math is already agreed.
