What happens during a roof replacement, step by step

Most houses here take one to two days for tear-off and install, weather permitting. The real work starts before that, with the inspection and the written price. Here is the order it runs in, so nothing on the day is a surprise.
Before the crew arrives
- The roof is walked and photographed. The attic is checked where there is access.
- You get a written price. It names the shingle, the underlayment and whether flashing is replaced or reused.
- The price states a per-sheet rate for decking, in case rot turns up under the old roof.
- If you live under an HOA or in a planned community, the colour and material may need approval first. Get that done before the date is set.
Day one: tear-off and the deck
The old shingles come off down to the deck. Every layer comes off. More layers means more labour and more disposal, which is why we count them before we quote.
With the deck bare, soft or delaminated sheathing is found and replaced at the rate already agreed. You hear about it before it goes in, not on the invoice.
Then the layers go back on
- Ice and water shield at the eaves and in the valleys
- Underlayment over the rest of the deck
- Drip edge along the edges
- Flashing at chimneys, walls, vents and skylights
- Starter course, shingles and ridge
- Ventilation, so the attic does not cook the new shingles from below
Clean-up and the walk-round
Debris goes in the trailer, not in your flower beds. The yard and driveway get a magnet sweep for nails.
Then the finished roof is photographed and you get the photos. Our work carries a 60 to 90 day warranty, and you are told which term applies to your job.
What can change the schedule
Rain. Nobody should tear off a roof into a forecast. Steep pitch, extra layers and a cut-up roof with lots of details add time. So does access: if a trailer cannot reach the roof line, debris gets carried. We check access on the estimate visit so it is priced, not discovered.
